WHY INVESTING IN VINEGARDENS

Why must I invest in a property that I will locked up because I am not residing in the country?  You don’t have to lock up your property, you can turn it into short let.  For instance Redeemed Christain Church of God (RCCG is a well known religious organization that shares boundry with Vinegardens Estate).  RCCG  has four major programmes in a year and the accommodation inside the RCCG  camp is not always enough for their members.  During such programmes, an average cost of decent accommodation per night is NGN 20,000.00 per a standard double room.  You can decide to rent out all OR some of the rooms in your property.  We can get you a customer or look for your own lodger.  All you need to do is to inform the estate management office about how long the lodger will stay (check-in and check-out date) and other details of the lodger like form of identification.

SELLING PLAN & PAYMENT OPTION – The estate operates on 40% deposit on whatever property any customer wants to buy.  The remaining cost will be collected on monthly basis over an agreed period of time.  Currently we have three payment plan options as described below:

  • Payment Plan A (PPA)With this payment plan, you are allowed only 12 calendar months with an agreed minimum monthly payment to pay the remaining balance of your property cost after the deposit of 40%. For example if the cost of your property is 20million Naira and you deposited 40% (8million Naira), the balance of 12million Naira MUST be paid within 12 calendar months with a minimum monthly payment of 1million Naira.
  • Payment Plan B (PPB)With this payment plan, you are allowed only 18 calendar months with an agreed minimum monthly payment to pay the remaining balance of your property cost after the deposit of 40%. For example if the cost of your property is 20million Naira and you deposited 40% (8million Naira), the balance of 12.36million Naira MUST be paid within 18 calendar months with a minimum monthly payment of 686,667thousand Naira.
  • Payment Plan C (PPC)With this payment plan, you are allowed only 24 calendar months with an agreed minimum monthly payment to pay the remaining balance of your property cost after the deposit of 40%. For example if the cost of your property is 20million Naira and you deposited 40% (8million Naira), the balance of 12million Naira MUST be paid within 24 calendar months with a minimum monthly payment of 525,000 thousand Naira.

ROUTE TO OWNERSHIP OF ANY PROPERTY IN THE ESTATE

To purchase any of the properties within the estate, the following is required:

  • Download the application form from our website vinegardens.com/downloads, OR request for an electronic copy of the form by sending an email to sales@vinegardens.com
  • Fill the form, sign it, scan the signed copy and email to sales@vinegardens.com. Once we receive your filled form, you will receive an auto generated response to acknowledge receipt of your form
  • The Sales team will get back to you via the phone number provided on your form within 48 hours of your submission to discuss further with you. Please clearly state on your application form the most convenient time to call you.  We operate 24 hours phone service because of interested buyers is diaspora.
  • The Sales Team will get back to you on the final decision of your application within 2 weeks of our first phone call.

MORTGAGE OPTION

Buyers can individually secure a mortgage for the purchase of any of the properties, the disbursement of the mortgage by the bank will follow any of the plan above until the completion of the building.  Upon completion, title deeds will be released to the bank while the bank in turn will hand over the documents to their customer who secured the loan from them.
